Build-to-rent demographics changing

Interesting piece in Green Street News.

We're seeing an increasingly older crowd taking up BTR. It is suggested that this is because on-site workspaces/gyms/concierge are attractive to a slightly older, wealthier demographic.

When I was a young renter in London, I almost exclusively valued affordability, and to save my wages towards a deposit. However, it appears that renters are losing patience with the (increasing) years of scrimping and saving, and are willing to spend a bit more on some home comforts now.

Renters also appear to be staying in BTR for longer. On one hand, this can be seen as a success and that renters like the product. However, I can't shake the suspicion that this is also because saving for a deposit has become a longer process for renters.

“Build-to-rent is reaching its next phase of maturity, while tenant demographics show a shift to different requirements”.
