Profile:

Declan is a partner in Maples Teesdale’s commercial real estate team and is a key member of the Retail and Alternatives sector teams.  Declan is Head of Development and his development experience includes retail, offices, mixed use, student accommodation, PRS and industrial/distribution including forward funding, forward purchases, joint venture agreements, development agreements, rent sharing leases, construction aspects and warranties, rights of light, stopping up orders and planning.   Declan has extensive experience of commercial property investment sales and purchases, including portfolio sales and purchases and sales and leasebacks.  Declan is also experienced in commercial property asset management, including new lettings, lease renewals and lease regearings.

Professional experience:

  • Acting for Mace Developments on a development agreement and geared headlease with Trinity College for 200,000 sq ft office scheme on Cambridge Science Park
  • Acted for Chelsea Football Club on part of the £1bn CFC redevelopment project
  • Acting for Prosperity Capital Partners on various PRS and student accommodation deals including £150m “Cream of Manchester” project for 550 PRS units on the former Boddingtons site
  • Advised Eversheds Sutherland LLP on their pre-let of circa 50,000 sq ft of space at the Two New Bailey scheme in Manchester, currently being developed by a JV between Muse, L&G and the Council
  • Acting for developer, London & UK, on the acquisition and development financing of Globeworks’ student accommodation scheme in Birmingham with PGIM and Hyde Park Finance through an innovative sale and leaseback tax-driven finance deal
  • Acting for Legal and General on purchase of a Tesco distribution unit development and adjacent railport operation from Stobart for £60m
