Declan is Head of Development at Maples Teesdale and is a partner in the commercial real estate team and is a key member of the Retail and Alternatives sector teams.  Declan's development experience includes retail, offices, mixed use, student accommodation, PRS, care homes, and industrial/logistics including forward funding, forward purchases, joint venture agreements, development agreements, geared investment leases, construction aspects and warranties, rights of light, stopping up orders and planning.   Declan has extensive experience of commercial property investment sales and purchases, including portfolio sales and purchases and sales and leasebacks.  Declan is also experienced in commercial property asset management, including pre-lets, new lettings, lease renewals and lease regearings.

Professional experience:

  • Acting for Corporation of London in 2021 on development agreement and geared 150 year investment lease with developer, Ivanhoe Cambridge/CORE,  for redevelopment of Stonecutter Court in the City, a £350m office and retail project.  Part of the offices are pre-let to Travers Smith.
  • Currently acting for YOO Capital on the development aspects of their Shepherds Bush Market scheme involving a proposed office and affordable housing development in a JV with the London Borough of Hammersmith.
  • In 2021 acted for abrdn forward funding the development of a care home by Frontier (developer) pre-let to operator, Quantum, in Royston, Derbyshire.
  • 2021/2022 acting for L&G on the sale of the Grafton Shopping Centre in Cambridge having purchased the Centre for them six years previously and carried out a number of repositioning initiatives including a hotel scheme, serviced offices, a potential school and student accommodation, plus a cinema re-gear and refurbishment of the malls.
  • In 2021 exchanged a forward commitment for BMO Real Estate on a Barberry development in Birmingham of a high end logistics scheme pre-let to marine parts manufacturer, Truflo.
  • Acted for Mace Developments on a development agreement and geared headlease with Trinity College, Cambridge for 200,000 sq ft office scheme on Cambridge Science Park
  • Acted for Chelsea Football Club on part of their £1bn CFC redevelopment project (currently in abeyance).
  • Advising leading international law firm, Eversheds Sutherland LLP, on their occupational requirements in the UK including their pre-let of circa 50,000 sq ft of space at the Two New Bailey scheme in Manchester, currently being developed by English Cities Fund, a JV between Muse, L&G and the local Council
  • Acted for Legal and General on purchase of a Tesco distribution unit development and adjacent railport operation from Stobart for £60m
