RSA vacation of Leadenhall Court

We advised Royal & Sun Alliance Insurance Plc concerning its vacation of its key buildings at both Plantation Place and Leadenhall Court in London.  RSA needed to remain in occupation of Leadenhall Court beyond the contractual expiry date of the lease but did not want to take a new lease as it was relocating its London presence to Fenchurch Street. RSA was able to use the protection of the Landlord and Tenant Act 1954 to remain in occupation for the required period and we were able to subsequently agree a deed of surrender with the landlord which also dealt with RSA’s dilapidations liability.
