Adrian is an Of Counsel in the commercial real estate team. Adrian has extensive experience in institutional investment work including purchases and sales, portfolio transactions, cross border transactions linked to Scottish missives, granting leases and re-gearing, development work including acquisition of sites and negotiation of development agreements including forward funded schemes and pre-lets to tenants and dealing with rights to light. Adrian is also involved in house building work including acquiring sites, negotiating easements and selling to house builders with or subject to planning and subject to overage, secured lending including lending at time of purchase and refinancing acting for banks and borrowers, insolvency related work including selling portfolios of let investment property on behalf of administrators and receivers of property companies and renewables including granting and taking options and leases of wind farms and granting and taking leases of sites for photovoltaic panels.

  • Acting for Irish pension fund selling offices in Mayfair for £6.4m, DIY superstore in Eastbourne for £3.9m, offices in Brighton for £2m, industrial units in Huntingdon and Hatfield for £3m and £2m Preparation of certificates of title and negotiation of documentation on a £26.6 refinancing of a large portfolio for same fund
  • Acting for West End property fund purchasing 15 properties in their growth fund for £34m and selling the entire fund in separate sales for £42m. Purchasing 8 properties separately for their income fund for £17.5m and selling 3 properties for £5.5m
  • Acting for receivers and administrators of property companies including £38m sale of mixed let portfolio, £40m sale of mixed let portfolio, £27m sale of 10 shops let to Halifax including tidying up easements, sale of 3 let offices for £7.3m
  • Acting for a Scottish bank reporting on title/letting documents and effecting security documents including office building let to accountants (£120m facility), hotels in Birmingham and Edgware Road (£410m facility), shopping centres (£78m and £41m facilities) and offices at Charlotte Street W1 (£15m), Lime Street EC3 (£3m), Bracknell (£3m), Southampton (£7.3m) and Preston (£6m)
  • Acting on sale of sites with or subject to planning to house builders including sale of site in East Sussex (140 houses) for £17.5m to national house builder with deferred consideration and overage and remaining part to care home operator for £3.3m, selling the following sites to national house builders - site in Buckhurst Hill for £2.5m with subsequent £150k of overage paid, site in Surrey for £700k, site in Cornwall for £2m, site in Stockton on Tees for £6m for which planning for 474 houses was obtained
