We acted for the City & West End group in connection with the redevelopment of a number of linked properties in the Savile Row area. |
| The project involved the redevelopment of 10-13 Old Burlington Street behind a retained façade and the complete refurbishment of the adjoining 19 Clifford Street building. The scheme was commenced in April 2005 and completed in June 2007, providing 40,000 sq ft of office accommodation and 12,000 sq ft of retail space. |
| The City & West End group carried out the development jointly with Standard Life Investment Funds Limited and in conjunction with The Pollen Estate, the freeholder owners of the site. |
| The development is a key element in the regeneration of the area, providing new top quality office and retail space. |

| AB Agri chooses Peterborough Business Park for their new headquarter |
| Peterborough based Frenbury Developments Ltd., have started work on a new office building for AB Agri, the foods division of Associated British Foods on the Peterborough Business Park overlooking the roundabout to the East of England Showground. The building, which comprises 22,246 sq ft net office accommodation on 3 floors will be completed in August 2008 and have an investment value of £5.15m. |

| We acted in connection with the purchase of the site, Agreement to Lease and Lease negotiations, letters of appointment with members of the professional team and procuring collateral warranties in favour of all interested parties. |
| The timetable of events was so critical that all the documents were finally signed on a Friday last November, almost the same day as a planning consent was granted, with the contractor SDC Ltd from Bedford starting work on site the following Monday. |

| Maples Teesdale acted for Nettleton Gate Limited (a joint venture between Calthorpe Estates and Marshgate Developments) in connection with the construction documentation required for the development of Calthorpe House, a new BREEAM "excellent" rated Grade A office building, in Calthorpe Road, close to Five Ways island, which will replace the former 1960s buildings Donne and Nettleton Houses, which were demolished in the spring of 2007. |
| Calthorpe House is the first of its size to be awarded a BREEAM Offices "excellent" rating in Birmingham. |
| The £40 million 105,600 sq ft (9,810 sq m) scheme will be built by HBG Construction and will feature large, open floor plates of to up 22,200 sq ft (2,062 sq m). The development involves a 27% improvement on the latest statutory requirements for carbon emissions, the use of solar control glass, high efficiency condensing boilers and chillers, a ‘free cooling’ ventilation system, the recycling of construction waste and rainwater harvesting to supply the WCs. |

Planning has been granted for a town centre regeneration scheme to include 325,000 sq ft offices, a 20,000 sq ft Everyman cinema and15,000 sq ft of high quality restaurants and retail accommodation, alongside a significant new area of public open space, which will link across Beadon Road to Lyric Square. |
| Completion is expected in 2011. The development will have an estimated value on practical completion of c£250m. |

Maples Teesdale acted for F&C Property Asset Management plc, agents for Phoenix & London Assurance Company Limited, in connection with a number of major plant replacement schemes at its 155,000 square feet flagship offices Charter Place Uxbridge. |
| Two concurrent schemes involved the replacement of roof mounted wet cooling towers with air-cooled units, and the enhancement of the back-up generator facilities to provide improved operating resilience to the existing large corporate occupiers. |
| Paul Matcham was involved with the preparation and completion of the consultants' appointments and the building contracts for both projects. Phoenix Interiors were appointed as main contractor on both projects; the air-conditioning scheme under a JCT 98 Standard Form of Building Contract with Contractor's Design, whilst the generator project was let under the less commonly used Joint IMechE/IEE (MF/1) Model Form of General Conditions of Contract. Chapman & Partners were appointed as the Services Engineers and Capita Symonds acted as Planning Supervisors. The projects represent part of a continuing strategy to replace the core plant and equipment installed within the original 1998 development. |
